Our dear friend

It brings us great sadness to announce the passing of our dear friend, Larry Craig. His amazing voice and gentle heart will be missed greatly.

I recall the night when Larry came over to introduce Kim and I to a new game of cards he enjoyed playing. Manoschvitz. He spent a good bit of time reviewing the rules and we wrote them down. Later Kim and I played a few hundred hands over a couple months before his return.

If you know Larry the you know he is definitely a "follow the rules" sort of man.

We began playing and for some reason the rules as we knew them (and as we wrote them down) seemed to be changing as we played. Larry had "new rules" for us to follow.

Over the next few years we played cards with Larry regularly. He could be found at our house at least four times a week with a huge smile, nice bottle of wine, and another rule to bend his way.

We will truly miss our dear friend.

We have gone to the top of the mountain!

What an amazing welcome home! We are honored and humbled daily by the outpouring of love we feel for and with our clients, friends, and neighbors. We have just returned to Ellijay after a lengthy visit in PMC. The PMC clubhouse was so hospitable in allowing us to have so many visitors on Saturday. We enjoyed listening to music, dancing, and chatting with y'all!

Saturdays open house went well. Folks are still out and about looking for their little slice of heaven. We have added another single family residence to the many listings we offer; 2100 Woodland Dr is a 3+2.5 with a 2 car garage and an office! It is priced under market per sq ft at $565,000. This coming weekend we plan to hold it open between 11:00am and 2:00pm. Come visit!

Meanwhile we just listed four more vacant lots for the PMCPOA. That brings our total available vacant lots on the hill to forty-nine. Of which, Kim and I represent twenty-nine of them. Get your slice of heaven if you have not already and be ready to build when the opportunity presents itself!

There are three more single family residences coming on soon! Stay tuned for those as well.

On another note: I am preparing the year end numbers. Half way thru this last year the numbers were looking interesting enough. Here's a snapshot of some interesting data most are unaware of:

Between Jan 1, 2021 and June 30, 2021

Agents on the hill had listed 53.28% of all sold SFR
Agents from local hill area of FP, Lebec, etc listed 13.08% of all listed sold SFR
Off the hill agents other than Kim and Anthony listed 22.43% of all listed sold SFR
Kim and Anthony Ziegler listed 11.21% of all listed sold SFR

Meanwhile ALL SFR Buyers were represented by agents from off the hill 53.27% of the time! Pretty amazing facts when you look at it. That means although some agents would like to think they're doing well for their sellers they aren't bringing the buyers. A great agent markets a sellers home and actively seeks buyers. For this reason we have added a specific buyer representative to our tool box for the year 2022. Welcome Alicia Rogers.

Another fun fact is just how well an agent meets the average sale price in any given area with their average list price, showing whether they work ALL values or just know part of the market and cherry pick their opportunities. Additionally what is their discount rate? Always work with a well rounded agent.

If you wish to discussing buying or selling your home on the hill we are here for you any time! Feel free to reach out.

Welcome Alicia Rogers!

Congratulations go out to our dear friend and fellow associate, Alicia Rogers! She has been our "boots on the ground" when we need her for quite some time. She has joined the Jennings Realty team and will be helping our buyers. We are indeed grateful to have her and know how well she will do to represent our many friends and neighbors as they find their home on the hill.

Alicia and her hubby moved to the hill about four years ago when looking for the perfect place to retire. After visiting Pine Mtn Club and meeting with Kim and Anthony the everyone knew this was an exceptional fit. The lifestyle is truly what drew the Rogers to the area. "There is nowhere else like PMC. While working we have lived and travelled all over this globe to include some of the most desired places one would wish to live. Pine Mountain Club by far has proven to be the place we belong. Hawaii ran a close second. But there is nothing like the people and slower paced life PMC has to offer. I hope to help anyone searching for their home here. Feel free to have them reach out to me directly."

Again, thank you Alicia! Welcome to the Jennings Realty team.

The Holiday is upon us!

12/8/2021

It is that time of year once again where we celebrate Christ. For some, the big man in a red coat comes to drop gifts off. Either way, the focus is on family and friends during this time. We stand beside other fellow Americans and rejoice in celebration knowing that we are healthy and safe.

Some folks are not so lucky. This is a time of loneliness for many who do not have the fortune of having others around. Being aware of the folks around you and how they may be doing is important for us all to pay closer attention to. The stranger beside you in the grocery store may be quietly buying for one. What can we do to ensure everyone feels loved?

My love, Kim and her huge heart seem to always find that family or individual who is truly in need. She has this radar always buzzing in her heart that knows where they are. We are indeed fortunate to be able to make a difference when her radar goes off.

I ask everyone to be aware during this special time where folks are increasingly isolated thanks to current conditions and mandates and the like. If we are not paying closer attention we will suffer an increase in suicide our hearts cannot afford. Be selfish and save someone who needs saving. Your heart will be stronger as a benefit.

God bless y'all!

Fall is upon us and winter is approaching quickly

This year is quickly passing. Watching the colors come to the trees I am reminded of time fleeting. Sipping my sweet tea on the porch I see them as they shake their heads and drop their leaves covering their feet. Seems like yesterday we sat down to watch the spring green flash open.

As grandbabies run around the front lawn chasing the leaves and tossing them to the wind I stare at the blower. I'll be clearing a little later. The leaves will come again swiftly. The circle will continue.

We listed yet another Pine Mtn Club home. One a week is about average for us. They dont seem to last long either. Fortunately folks are also coming and going like the seasons. We are blessed to e able to help them when they do. The friendships created by being available to help them along their way are priceless.

We are closing on a home in Tennessee with a good repeat client of ours. She and her family have sold two homes in PMC that we'd helped them with. Now they are here and buying three; one closes this week, the other two in about a month. Odd how our folks find us here. Happy that they do.

Plans of our next return visit to PMC are in the works. This time I may stick around a bit longer. We hope to be able to see more friends and not spend the entire visit working or running from home to home to arrange listings. Considering a huge party so we may see everyone at once. More to come if this comes to fruition.

Drop us a line or say hi. Have an incredible holiday season ahead if we dont touch base prior.

Cheers

Summer time and the living is . . .

. . . excellent!

I'd say "easy" but it seems that life itself simply happens and although comfortable, I wouldn't call it easy.

We have been back in Georgia since our last California visit for almost a month I'd guess. Time moves seamlessly and the days and months still don't seem to be correct with what my brain feels it should be. I'm amazed that it is nearly July. 2021 none the less.

The grand babies have been Kim's main focus outside of our clients and their needs. I cannot imagine anything better. Still we continue to list homes and land and sell along the way. Last month we closed ten single sides and this moth we are on pace for six sides. This week we are listing another four single family residences. The market continues to support the buyers and moving swiftly forward.

Looking forward to a return to Cali in 3-4 weeks. Kim will most likely come with me this time. No idea how we will be able to see everyone we want to. Just doesn't happen. We try. Those who are currently in escrow or listing must take the majority of our time however. Sorry to those who we miss who we juts are not able to see however. Very truly sorry. Soon we ill be able to catch up. May at this yeas PC Guitar Society guitar fest (concert on the green!) Kim and I are once again the only sponsors and proud to say we have been so since we first gave the seed money to help create that group. If you see me and my love at the greens this year, stop by and say hello please.

We are all so blessed.

Grand Opening!

2/11/2021

It has been a dream of ours to eventually open a real estate brokerage in another location where our family can work together. Thanks to being locked down during the COVID pandemic we had ample time to work on this dream. We are proud to say that we have softly opened River St Realty, LLC in Ellijay, GA. There are a few items to complete still. But the doors are indeed open!

Will you be coming back to PMC?
That is the question we continue to have asked of us. The answer is a resounding, "Yes. Of course! Never jump off a winning horse."

Truth is that we have been back to PMC on and off throughout the last year during the Pandemic and plan to continue to travel when able. Although Kim has not been back as often as I have, she plans to come back as well. We look forward to our return and miss our friends and neighbors. Our goal is to travel when we are able to, safely and to find the perfect PMC home built for just the two of us, which we will be able to rent when we are away.

How can you help us sell our home when you are not here full time?
Great question. Kim and I have been blessed this last year even though we have been away the majority of the time. Still folks believed in us and we once again finished the year as the top listing agents on the hill. We would not have been able to do that if it weren't for our great sellers and the associates who work with us. It's wonderful to have the best team on the hill behind you when you are selling your home. To have them AND their associates working for you cannot get any better. Our process is second to none. My communication with our clients has not slowed one bit. (Try me out. Call me now at 661-481-4379 and see if I answer. Tell me how you got our number and just how we may be of assistance.)

Stay tuned for more!

New Year!

1/14/2021

It is indeed a new year. The world around us has changed in amazing ways. More and more folks are running to the hills from the cities. Our market value has increased drastically. There are fewer PMC homes available for sale than the same time last year. Still the number of potential new neighbors coming to PMC has increased. Kim and I speak to four times the number of buyers as we did last year, this time.

This week we have listed three home and there are only twenty actively available while I type this. We continue to have quite a few in escrow and there appears to be no sign of this slowing currently.

With the COVID-19 concerns folks are scheduling well in advance to see the available properties and those that exist do not stay active very long if they are priced correctly. Homes have been selling at list price or darn close to it. Occasionally we get multiple offers over list. This is something we haven't seen since we began selling in 2016.

For those looking to sell, the timing could not be better. But simply listing your home  is not the correct way to go about it. You truly need a team who works for you to get you the top dollar. That team should have a marketing strategy that supports your end goals. Kim and I are the team that has proven over the past few years to get the job done. We can share some valuable information with our sellers and tailor our presentations to ensure we exceed their expectations. Read our reviews on Zillow or Trulia for more about who we are. Or call us directly at 661-481-4379 and let's chat about your needs. Ware always here for you!

Thanksgiving

I can see the future conversations we will have regarding the year 2020. With so much loss and emotion pouring from her we have all experienced a time that will not be forgotten in our lifetimes. The events of the year are too numerous to mention all in one single blog, or thought. We simply should sigh a bit and say the year, "2020."

However, equally, I feel that there are far too many reasons to give thanks for what we have been given this last year. Some of these reasons come swiftly to mind.

I am thankful for friends and family who have come together during this time to support one another. True that some have not found their way to see eye to eye with us. However, I am optimistic that their personal struggles will eventually weather away. They too will be at our table in the coming years with stories to share. We will definitely be there to listen.

Listening has been what we learned. The extra time afforded us to pause for a different point of view has been a blessing. Though we may not agree or falter form our own beliefs we know that we have learned something. Being understood is in itself a blessing, but in no way expected. Being accepted for having a compassionate heart drives us.

I am forever thankful for what the lord has allowed us to learn. Through his hand and the struggles of others our faith in mankind is being renewed. The future holds remarkable change and a bounty of experiences together that can only be defined as love.

Running to the hills?

7/14/2020

I guess it's really not that difficult to find that folks are coming up in large number, trying to get away from the city and congestion. Our little piece of heaven is exactly what some folks find that they need.

We are so blessed to know that our community is limited to the number of parcels and surrounded by forest. We are not getting any bigger though some vacant land parcels are once again being built on. We will remain the same size overall with just a few more members to become friends.

While much of California (and the country) goes in and out of lock-down, so do real estate sales numbers. We feel as if we are nearly all holding our breath at times. However, in our little community, while the total number of available homes is at a near lowest point for this time of year buyers still come up in masses.

Home values are increasing and sales are brisk here in PMC. Don;t let them fool you when you hear stories of aged inventory. I expect PMC to get darn close to selling out of available single family residences by the end of the year if the current pace continues.

For those looking to sell, this is definitely the time to list. But do so with the right agent. Don't give away the farm just yet. Some agents haven't sold much in the last few years and are willing to share their lack of knowledge as to home values with you being the one paying their bills by selling cheap and quick. Just because your home sold quick doesn't mean they did a good job. It could mean simply that it was listed in an up market for a lower than acceptable price.

Please reach out if you wish to discuss your home on the hill and what we feel we could sell it for, NOW. We are happy to help.

Shelter in Place Update

5/8/2020

.A couple months have passed since we first arrived in Ellijay, GA. So much has occurred and yet we feel we are stationary as if holding our breath.

As many of you were aware, our plan was to come here to Georgia and settle our family vacation home & additional family office location. Afterwards we were travelling back to California and our sweet PMC home and great friends. While this will eventually happen we have found that we need more time thanks to the lock-down.

Our office not been defined just yet. Instead we have focused on the vacation home and have her 100% ready for us to leave and share and return when needed. Georgia's governor has opened some establishments and we are social distancing and starting to move forward. Both Kim and I have been tested for the COVID-19 and are currently not infected. All of this is good info and makes the future look brighter. Still we have a bit of time before we are heading back to PMC. It is wearing on us as we truly miss our friends and neighbors.

I currently plan to return by June 1st, leaving my love here so she may work on local matters. That plan may change of course as it has seemed to do so a few times. In the interim, should you need help with listing and selling your home we have boots on the ground and our team will continue to serve you. You will actually have MORE teammates help than normal to insure that your home sells for the best value possible as swift as possible. Just call me directly to discuss, please.

If you are looking for a second home and therefore can wait (and wish to wait) until we return, we would be honored to help at that point. Let's start the process and discuss your needs. Call me at 661- 481-4379.

Be safe. Be healthy. Be blessed.

Northern Georgia

3/7/2020

What a beautiful day it is! We have arrived in the Northern Georgia mountains, in the little hallmark town of Ellijay. Figured I'd write a little something to remove rumors about what we are doing here.

Kim's grand-babies live in Chattanooga which is just over the border from where we purchased another family vacation home. This is an excellent place to get together with the entire family when in the area. It is much like our PMC full time home whereas the village is tiny and folks know one another.

Kim and I have five children who are now grown and on their own. Three of the five are in process of getting licensed as realtors in Georgia and Tennessee. Our current plan is to set up an office or two over the next couple years where our family can work to help folks find their dream homes here as well. Seems like a perfect opportunity for everyone.

Both Kim and I will be returning to California in 2-3 weeks once we have the new home settled. At this moment we are 100% up and running in a completely functional office above the garage, overlooking a wide open forest below.

Our PMC clients would be pleased to note that we have "boots on the ground" in PMC when we are away. Our broker and a few other licensed folks are taking care of any items that would need someone present.

Thanks to our team, we are looking to make 2020 an even bigger year than last. This year we are already on pace to increase by 18% plus. Our goal s $24,750,000 with 90 sold sides. We are tracking to do that and more thanks to folks like you who take the time to work with us. We truly appreciate y'all.

This last year we finished with 78 total sides, making us the top two realtors on the hill again. Zillow and Trulia have once again announced that we are the only two realtors in the 93222 and 93225 zip codes who received their "Best of Zillow" and "Best of Trulia" awards for 2020! That is again because of YOU!

The best part of our success story is the fact that we use a large chunk of profits to help folks each year. We have been blessed and therefore feel it our obligation as well as our desire to insure those who are less fortunate have their opportunities enriched. The more folks we help buy or sell homes in PMC and surrounding area means more folks who need a hand up (not a hand out) are taken care of. Thank God for America and the freedoms we have as they allow us the chances we have to provide for others in need.

Feel free to reach out as we travel through this next year together! We look forward to being your home on the hill realtors as well as the ones who deserve an A Plus Realty rating in the year to come.

With all the pieces of of hearts, faith in mankind and God, we move forward to another year, working together for y'all!

Welcome Valentines!

2/8/2020

We sit here in between winter and spring being reminded daily that we are not quite there just yet. It's chilly out and the crisp air took over after a week of weather in the 70's. Today it was in the mid 50's.

Outside our bedroom window this morning we heard the first song of spring. Our very first winged visitor came and reminded us that Spring is so close ahead.

Valentines Day will come and go and then before we know it the weekends will be crazy busy once again with folks finding their weekend home. We are ready however. We are already working while others are hibernating still.

Kim and I just listed two more properties. There are 42 active as of this morning now. We have 25% of them and climbing. There are 15 in escrow and of those we are blessed to say we have nine of them. Today we are holding two open houses and have six appointments. Most of the other agencies appeared to be closed when I drove by. (If you are out and about in the village stop in!)

One final sneak peak into the coming year: Kim and I will be surprising folks in a couple months with some incredible news. Please come back to see what is happening in our families lives! We are looking forward to a wonderful year ahead and want you and your family to be apart in celebrating wiht us!

Thank y'all!

New Year ... New dreams to make happen

The year has come and gone. It seems like just yesterday we were ringing in 2019 and now it's gone.

If you had the chance to pop into our office this last year you saw how crazy busy we were. We have truly been blessed, meeting so many new friends and neighbors. We completed the year way ahead of our goals and helped 78 families find their little piece of peace here in Pine Mtn Club.

Our being blessed meant we had the opportunity to help many others through the holidays. Thank you all for everything that you have allowed us to do. We truly appreciate you.

This year ahead we have big plans and hop to share them wiht y'all. There are so few days where we are not reminded how fortunate we are to know of our little heaven on earth.

Thank you for allowing us to be a part of your lives!

The chill is here. The skies are brilliant blue.  A light breeze bends trees and tickles the air. You'd know it was fall only by the leaves tossing at your heels. That is all we know.

The fires are SoCal are out there, somewhere. The news spins one after another and we remain here in what feels like a normal, calm day. We are blessed to be here and know folks out there may be looking for a pace to get away. Come on and visit!

I've been asked about insurance and the truth of the matter is, insurers are having a hard time anywhere in California recently due to the fire situation. Still, my home here costs me about 20% of what it would if it were a couple hours away. Is it really a larger cost overall if we don't pay much for the rest of what we have? And still, we get that AND the comfort of knowing we wake to silence, considerably less if not any crime, and the knowledge that a better life has been attained.

We feel for those who are in need and going thru tough times due to the fires. Things will get better all around; fires will go out, insurance companies will come back, life will go on.

We only pray that folks are safe wherever they are. If you are one of the folks needing a safe place, stop by and say hello. We'd love to chat.

Halloween is just a bit away for many

Once again we find ourselves watching the seasons change out our office windows. We are so blessed to be able to call Pine Mtn Club our home (and office). Folks pop in and chat or play backgammon and we joke about the day. About how it cannot get any better.

A couple weeks ago a young lady with small children lost her life when she was in an accident in Cuddy Valley. Her children were also in the accident. Though they survived, we cannot for a moment know what they are going through or what they will go through.

A little caution may have been what was needed to make a massive change.

Things change swiftly. There is no moments notice. They just change and we sit there after in reflection.

Kim and I have been torn by this. Saddened for those it affects. There's noting that we can do but be in the moment here and ask folks to slow down on our roads. Take your time getting wherever it is that you may be going. An extra minute of breathing may become a lifelong celebration.

Please, slow down on our roads. The new year is right around the corner, for most of us.

Peace be with you!

Just around the corner you'll find it. The 4th. Waiting for you or your loved ones to recall it fondly later. How incredible it was. It's approaching and what you plan to do now will become someones fond memory.

This years celebrations will be filled with sunshine, family, music, BBQ, dance, and so much more. Kim and I will be relaxing on the greens and listening to the music, shaking hands with friends, enjoying the day as we often do. Please stop by and say "hello."

Its SUMMER!!

6/6/2019

Summertime and the living is easy. . . at least here on the hill.

We are so blessed to live in such a fantastic location. Yesterday reminded me once again with a short hop into Bakersfield. The temps there broke 102 degrees. The thick air and bumper to bumper traffic, the store was filled with people who seemed angry. We ran home and immediately upon exiting the freeway my pulse declined as I brought the window down to the cool fresh air smashing my cheeks.

At home it was a mild 72 degrees when we arrived. There were no sounds. No people around us. Nothing but us and our dog, Bentley.

And this folks is exactly how I love it. Why I love it.

Come on down and visit soon!

New friends and neighbors are coming this way!

What an incredible month April was. We held our annual client journey to the Tejon Ranch to see the wildflowers. Those who were able to attend took some amazing pictures as always. It is the one single day Kim and I plan well ahead of time and take "off" every year and we share it with our clients. We thank all our other clients for allowing us that time. It truly shows just how amazing the folks moving up here truly are. Thank you all again for giving us that day!

May begins the season that makes us all smile! With Lilac Festival just around the corner Kim and I are very busy preparing. This year we sponsored the event to insure they have a program for all who attend. We have also sponsored the PMC Guitar Society booth. Please stop by the weekend of the 18th and see us and them! ...

The number of full timers continues to climb here on the hill which means more families and more children. Events are beginning with concert-on-the-greens on various Saturdays between 4 - 6:30 pm. If you come and join in on the event you'll see a huge rise in the children population; more smiles and games.

The weather is near perfect and we wake every day feeling absolutely blessed to be a small part of this amazing community. Thank you all for helping make us who we are. Stop in and say hello, soon!
